Residents extending or altering their houses can now get a clear guide about the high quality of design that the Council expects to help them secure planning permission.
On Tuesday 10 January Cabinet approved the Householder Design Guide (HDG) which gives advice to residents to ensure that changes to their houses meet the highest possible standard.
Best practice
The HDG, which specifically applies to houses, also acts as a guide for best practice for people who want to make changes to their home that do not need planning permission.
The Council wants to encourage good design in the Borough and hopes that this document will ensure that there is high standard of work taking place on houses in the future.
Good design not only adds to the local area but can also help reduce energy bills or make more efficient use of land. The guide contains advice for a whole range of residential changes including side extensions, roof extensions, single storey and two storey extensions, decking and outbuildings.
It also takes into account garages, porches, driveways, gardens and landscaping as well as energy efficiency and sustainability.
Consultation
The guide was subject to a six week consultation which allowed the public to comment on the plans.
As well as continuing to encourage good design in the future, it is hoped that by making the details of the process clearer, the HDG will speed up the planning process, and strengthen the Council’s position in Planning Appeals.
You can download a copy of the HDG from the Redbridge i planning pages under "Supplementary Planning Documents".
Any Cabinet decision is subject to the requisition procedure.
